Terms and Conditions
**Tax and departure cleans not included in nightly rates**Check in time is after 4:00 PM and check out is before 11:00 AM. An early check-in or late check-out is available by calling the office directly. All properties are non-smoking and pet free. By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children. Due to security reasons, software and or files may not be downloaded by guests on any in-home computer.
A Reservation Deposit is required to hold your reservation. Payment by personal check, bank check, or credit card for the deposit must be remitted to Forest Creek Realty no later than five business days after your verbal or written confirmation together with the executed Vacation Rental Agreement. Once payment and the executed Agreement have been received, your dates are officially reserved. Notwithstanding, if payment received is not in good and tendered U.S funds then the Vacation Rental Agreement will be considered null and void. The balance of the Rent is due no less than 14 days prior to the Beginning of your term. If payment is not received by this date, the booking may be cancelled, the dates released, and the Reservation Deposit forfeited for non-payment. No refunds will be issued within 15 days of the start of the reservation. Prior to the 15 days a full refund will be issued in the case of a cancellation less $100.00 administrative fee.
The Landlord is not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The Landlord is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that the Tenant is expressly assuming the risk of any harm arising from his/her use of the premises and their guests whom they invite to use the premise. Rental Agreement Upon receiving the Reservation Deposit together with an executed copy of the rental agreement, a Reservation Confirmation will be emailed to the Tenant. After Payment in Full as per the terms of the Vacation Rental Agreement has been received, further details of the reservation and check-in details will be sent via e-mail to the Tenant.
I HAVE READ AND UNDERSTAND THE RULES AND REGULATIONS. I CERTIFY THAT I AM AT LEAST 25 YEARS OF AGE AND THAT I WILL BE HELD RESPONSIBLE FOR THE CARE OF THE PREMISES BEING RENTED UNDER MY NAME. I ACCEPT FULL RESPONSIBILITY FOR DAMAGES OR EXTRA CLEANING CHARGES, SHOULD THEY BE DISCOVERED DURING OR AFTER MY DEPARTURE. TENANT ACKNOWLEDGMENT.
